I do buy and holds, but I tackle it like a flip as I think it's the best option over all as I'm just holding the property for a longer period before releasing it.

So I would study up the blocking and tackling of landlording (I have a blog post on the classics of landlord lit, just four time tested book that should be free in the library or very low cost used)..

I highly recommend them after a great experience and will use them again in the future for projects I feel I can't tackle myself. 

Although I am cash flowing nicely, I am using the $400 to tackle the student loan debt rather than reinvesting.
