To add a perspective, I know it doesn't seem obvious in the US but the demographics are strongly in favor of growth for India (very young skew in population and huge demo growth - even china is aging and slowing in demo-terms compared with India.)

If you needed to open up walls and then patch them it might make sense to use a GC since they would handle the demo, patch up, and clean up while the electrician would just wire up the place.

My first rental I GC'd the whole rehab myself and it was basically a full gut, though the walls were plaster so we didn't demo them, we trenched everything and made huge holes everywhere and then laminated over it.

Pretty useless if banks do it as a "reimbursement", on a tear-down or tear-down classed as remodel (demo whole house but leave 2 walls stay up -- pretty common in CA, to dodge a full review of a new construction), for sure there are archi fees, which usually comes out before any application is reviewed.Disclosure: newbie on lending, etc.
