I have mine set to ring at the Google Voice number so the caller ID shows that number when it rings.

You will want to participate in the Delaware Valley Investor Group, RING, the Greater Philadelphia Real Estate Investor Alliance and other groups you can find on the Internet.    

Then spend time building systems like direct mail and ppc ads that get your phone ringing with inbound calls.

We opened a boxing ring for malcontents ( have to say it drew crowds but the wrong crowds and still no one participated) .

You also have Wyndham/Windsor Palms, Indian Creek, Rolling Hills, Champions Gate, Formosa Gardens, Windsor at Westside, Calabay Parc...............

Most important things are to get opportunities coming your way (get your own phone ringing) and know as many ways as possible to help a seller accomplish their goals as they exit their property.

And, I find claims like “How To Make Your Phone Ring Off The Hook With Lenders,” laughable.
