New to Real Estate in an expensive market

Hi there, I have been interested in Real Estate investing for a long time now and am looking for some advice/encouragement on getting started in an expensive market. I am literally starting from the bottom with very little cash and am wondering if looking out of state (I’m in Oregon) would be the best option? 

Does anyone have experience investing out of your own market? Does this seem like it would be the best route?

Again I’m super new and just trying to learn so thank you for your help!
