Loeffler's material is soon to be obsolete in the eyes of the CRA ... but perhaps he'll put out a revised edition when that day arrives.Another good primer to have is Steve Cohen and George Dubé's "Legal, Tax and Accounting Strategies for the Canadian Real Estate Investor"The there is the very thorough, large (amazingly expensive) and rather useful (despite it's Upper Canada bias) text by Pierre Boiron and @Claude Boiron "Commercial Real Estate Investing in Canada"

Equifax gives a FICO score of 650 - 699 as having a delinquency rate of 12% (Canada).Only 14% of Canadians (30% of Americans) score below 650  and most are likely on welfare.

I’d basically be entirely wiped out and have to file for bankruptcy if I default and have to sell the house.Again, seems a bit crazy but then again when was the last time we saw a pandemic with 20% unemployment, with fiscal stimulus aimed at simply bridging a short term gap, with no long term plan in place (ie vaccine takes years to both develop, manufacture, and distribute globally and 70% of domestic GDP is based on the service side of the economy).

My intention was merely to make the point that the pool of potential buyers who will pay premium prices for vacation rental condos on Maui is significantly reduced during a global pandemic.I do know that my favorite Maui broker team reports that while single-family home activity remains strong, Maui condo sale listings were up 18% and pending sales were down 24% in June 2020 vs June 2019.

I have changed my mind now.To be a good risk as far as Canadian financial institutes go a decent credit history is essential henceforth my plans for 2010 while I go through the process.
