I would say local property management company is ideal so you learn the legal compliancy, too, BUT we also have many virtual non-local employees that are amazing at their job and have learned a lot in property management even if it's not in the state they live and own their own rental property in. 

@Allen B.Since it sounds like you already have a maintenance team, consider hiring a virtual assistant.

@Jonathan Bui virtually all mortage loans today have a "due on sale" clause" But that is only one issue.

If you can access all/virtually all of the plumbing, you can either patch the bad spot or if the plumbing is old and dilapidated you'd be changing it anyway so it won't matter. 

So yes virtually zero replies saying they want to sell.   

They just announced their next virtual (free) event for September 21st.That said, from experience, you must do your own due diligence on each affiliate/property and syndications.
