Ask all of your costs items to make sure your budget includes all of possible headaches and get a taste for any lenience you might get and the things you do not have to worry about them and those that you do. 

I think it's bad timing in bad taste, who wants to use a Realtor who bugs you at home during a quarantine?

Interestingly, these clients are also looking in Astoria which I still think has decent upside plus also has already strong renter demand, but everyone has tastes on Brooklyn Vs.

This has given many a very bad taste in their mouth against outsiders.

My one commercial experience was a two-tenant (restaurant and dry cleaner) that left a bad taste, and I haven't been back since. 

I got a taste of being a landlord and doing a rehab myself... and I got to live for free for a little while, until I moved onto my next house!

No disrespect to some of the above suggestions BUT contacting someone via Airbnb to inquire into buying their property is rather in poor taste in my opinion and comes off unprofessional if not offensive.
