.- Individual 1031 Exchanges: Each partner can then independently conduct a 1031 exchange with their share, deferring capital gains taxes by reinvesting in like-kind properties.Considerations:- Timing: The IRS may scrutinize transactions where the "drop" (distribution) and "swap" (exchange) occur in quick succession.

Taxes, costs, eviction complexity, etc are going to be a much bigger factor in your success than anything else.

I could never guarantee that every student would find a deal but we have so many success stories and people have switched from investing in MF, MHP, Storage to office, retail, medical, industrial etc.

Congrats on your success so far.Some random thoughts for you:- It might be difficult to tap the equity in the rental at this time given the current state of interest rates. 

But me and my clients have had great success with MTRs here in Temple, TX - its about the only thing cash flowing well in my market right now.
