I need to be able to manage multiple different lists at the same time for different campaigns. as well as move names to other lists for subsequent mailing campaigns.

While the property may not still return 20% cash on cash, it would not be losing money on a monthly cash flow basis (hopefully..)But I think that is lazy and irresponsible, especially if you own anything more than a property or two.So I generally try to run what if scenarios on each property and then subsequently run what ifs on my larger portfolio to make sure that the portfolio can weather any economic storm that may come through.I have only been in RE for a few years and didn't gain the experience from 2008 so my question to the group is what scenarios do you test or have you encountered? 

Private lending, in particular, can get key connections for subsequent RE investing.All those options present, however, present opportunity and risk - which to some extent go hand-in-hand.

@Orion Deaton, It's a powerful tool that allows you to sell investment real estate and subsequently buy investment real estate without having to pay the normal tax on the gain from the sale.  

Subsequently the buyers who lose will then file complaints with the real estate commission who will also fine you.

For me, as long as I have a firm date of when I will get my rent I can let it slide with a late fee.
