So I negotiated a second separate guaranty, also expiring annually, but different anniversary dates, but only for balances that exceed $200,000.

The pipe that the shower head is attached to is leaking (only while showering as it's not under pressure) They have a shower caddy attached to it with 47 lbs of shampoo and soap on it.I just had to address this issue on one of our properties.

Notice to be sent regarding increase 60 days prior to first year anniversary. 

Also you need to send them the interest at the one year anniversary or take it off the rent for that month.

Gel dishwasher soap & a small amount of water poured down the bathroom drain (and overflow) finally got rid of the nasty smells.

There have been a couple of very minor things.We put a sign on the back of the toilet telling people to only flush toilet paper(due to a pump system that goes to the city sewer) and a small basket with 2 starter soaps and shampoo's.

Not Providing Essential AmenitiesMost guests won't ever notice whether or not you have toiletries, soap, towels, etc.

I spent the day freshening up the home, adding home decor and adding a few touches such as adding little hotel soaps and shampoos to the bathrooms and rolled white towels.
