Managing a property hours away can be challenging if any issues arise, but having a third-party property management company could help handle those situations and make things more manageable.I think you are in the right place to gain some insight on what would make you successful. 

Based on your first fix/flip, it sounds as if you don't have any issues doing moderate rehab.

There is no issue doing it in your personal name. 

He makes sure we maximize all deductions and have no issues.

The issue I had was that most lenders required a certain number of completed flips done under a LLC.

@Stuart Udis I understand the importance of having the funds for repairs, vecancy and any issue that may happen.

Basically, these are lands that technically qualify as Sending sites, but that have issues such that nobody really wants to build there.

The monthly payments are great, but the issue I am running into is what to do with idle cash.

I even try to unsell them on the business by sharing my financial losses, litigation,  market shifts, permit purgatory, shady contractors,  clouded title issues,  paranormal activity, squatters, mold, etc.

I'm wondering if that might be less of an issue for something more rustic and temporarily occupied like camping/RV.Any one have any thoughts, parallel experiences, or other basis for insight?
