If you do this and sell as a whole to one builder then you could conceivably still do a 1031 if you haven't turned a shovel (that would mean physical improvements like a road would be out).

He would actually have the door swing in which I thought was a good ideal since we get so much snow that sometimes we cannot open the door this way the door can be opened and they could shovel themselves out .
