I desperately need a repairman in the Little Rock area! 

Problems with the appliances are among the most frequent I have encountered and I have never found a reliable, cost effective appliance repairman. 

I'm sure fellow landlords have seen this - a repairman at a tenant-occupied unit ends up discussing future repairs or projects with the tenant.Fortunately this situation has never resulted in a huge headache for me, though it does have the potential to do so.

We brought in a repair man plus the HOA brought in their guy, and finally found out that a common water line was leaking several units up.

-She's not charging me for a pet-She only wanted one name on the lease due to extra costs incase of eviction-She wanted no payment for credit/background checks, she claimed they did not do them so I would not be charged-She said I can move in before my lease is active, June 15-I signed the lease and haven't received a copy yet, I will try to get it from her tomorrow-The glass pane on the window was busted, yet to be replaced because the repair man had the dimensions wrong the first time-Hand in hand with the glass in the door, she claimed to have lost the keys the same day I signed the lease and new locks would have to be installed, originally it was to be completed today, as of today she said it would be done today OR tomorrow.

Ask if they're sure they cleaned the food trap and if they want to proceed with a repairman

When I was a young and eager in my 20s in Hawaii, I didn't mind showing properties, renting them out, calling the repairman, etc.
