We have a truly radically left-wing county board that's been screwing the taxpayers every which way, their latest trick is to pass a "living wage" ordinance so that ANY project, contractor, anything connected with county gov't in any way has to pay at least $11 and some change per hour!

If they pass a regulation to allow rental after say 5 years of ownership it may not have a big impact.Do some digging and find out how many units total, and their respective length of ownership, and figure out the magic number to propose to the HOA with a minimum short term impact and make it known your plan B is to default.

for the most part, i find my own tenants..occasionally,i've had another landlord or realtor pass a great tenant on to me..if i feel they're gonna be a great tenant, i usually compensate them with half the month's rent or something similar..let's them know i appreciat eit, and a good tennat is more than worth that in my opinion..now, i had a guy send a bad tenant a few years back,and i would never ever trust him to send a tenant my way again..his vouching for anyone's character would mean nothing to me after that fiasco...

He over inflated the worth of her house by about $20,000+ needless to say I had to let this pass as it was not a deal anymore.The other was a manufactured home which you could not own the land it sits on, just the home. it was a 55+ home and the HOA did not allow renters...
