It's all about putting together the puzzle pieces I think.

I'm puzzled why his pricing is OK on the roof, and so out of line on the trim work.

I think for Florida and many other area's, it's only half time.If this article (http://www.dsnews.com/articles/florida-courts-petition-for-nearly-10m-to-clear-foreclosure-backlog-2010-03-30) is to be believed, there are over 500K pending foreclosures in the Florida court system.If you add in the backlog of delinquent cases that haven't made it into the court system, strategic defaults, additional defaults from a record 12+% unemployment and 8+% underemployment, Option ARM reset, the end of the Fed MBS purchase (which could trigger interest rates to go up 250 basis points = less qualified buyers) and the end of the tax credit (why they would allow both of these to end at the same time puzzles me); I see a lot of hurting to come.

That’s the only thing holding me back right now and I’d love to knock that piece of the puzzle out and buy the house.

However, I'm more of the type that wants to see, feel etc. for myself while using others opinions as another data point in the puzzle.  

For these properties, knowing that owner doesn't live there is only one piece of the puzzle.

It does not have anything to do with landlording or how to but rather the nitty gritty of the taxes and how you can maximize your end results.As far as finding and selling, Find It, Fix It and Flip It was a terrific book in understanding how to increase the value of your property upon sale.All of these books and a few others gave me a greater understanding of the various puzzles involved so I could pick the pieces I wanted to form my own puzzle picture (my strategy) and to be honest with you, I hit it out of the gate on my first purchase because of these books, not because of this highway or that highway.

At the very beginning, I felt like I couldn't comfortably make offers if I didn't have more pieces of the puzzle in place.
