Also, there’s much to delve into on of those scenarios, like what type of cashflow or investment do you want, etc. residential, multi-res, small multi-res, commercial, industrial, etc.There seems to be fewer deals around these days and this typically benefits the more experienced and skilled investors but there are always multiple investors that get “tripped-up” in these markets due to them relying on recent “fortunate” market circumstances only to realize the markets cycle and they weren’t prepared or didn’t underwrite properly to account for unforeseen potential.There are more considerations, but this is a start.

I would advise running your rents conservatively and vet property managers properly before signing anything.

They aren't particularly liquid and its easy to loose a lot of interest with a cash-in before maturity.

One problem may not be feasible to fix, and the other is easy to fix.Does the apartment complex have a unique feature that makes it more desirable? 

When you have a new area that still has easy access to an established city, it can flourish. 

An easy flip at 7-10% return might be more lucrative than a larger project that takes longer and more chances for cost over runs. 

As long as you are in a decent area and do proper screening, you will be fine in NJ.
