Although I understand where they are coming from, it's a tough pill to swallow. 

I understand that if the deal is good enough I’ll still make money with HML, but taking the deep cut if I go over schedule would be a hard pill to swallow.

I was not aware of this and it made the roof nearly $2K more so it's a hard pill to swallow but if it's typical for roofing, I will pay for it.

I have had them also try to take pills but fail those were women.. the men used the guns.. 

However a 13% increase is a hard pill to swallow for many right now.Just my $0.02.

Since its residential work you should be able to submit yourself providing you are able to produce the appropriate drawings and follow the prescriptive requirements of the IRC.

But you also wouldn't be selling your property now for what you are - that's the poison pill of 1031 investing. 

While using a zestimate would make life easy it's like just wanting to take a pill to lose weight (and yes they are very unreliable in both directions)

Toughest pill to swallow was literally 6 days after I had resigned, while I was on a beach in Thailand, I got a job offer for 35% more, fully remote (very tough to come by pre-covid), sr. manager role which I had to turn down because it was against the principle of why I had quit my job.
