Also It is my understanding that a minor (tenant B's 17 year old girl friend) can not be legally bound by a contract in your case a lease so you would most likely not be able to include her on a lease.

@Brett Snodgrass  Your post is like that of a man who complains he can't find a decent girl yet his favorite meeting place is at a bar. 

A week or so later, Im at the property and my tenant hands me an envelop from the attorney.The girl who apparently fell on my property was 18 and pregnant.

I know a girl who got a 3 family in BK a couple years ago and is living rent free.

I inherited the tenants with 1 month left on their lease.  1 of the girls moved out at the end of the lease. 

Ask them to leave, offer cash for keys if I have to and if nothing else works evict them.Thanks guys....and girls of course!

So if you want to be in the game a long time and "wholesaling" is what you want to do, then put on your big boy pants (or big girl pants) and take the test, pay your fee and be part of responsible society.
