2) they rented a house with a water softener ("we intended to move it") and checked to make sure it worked and was staying--it wasn't but that wasn't mentioned to them3) they rented a house with a heated pool, learned the heater didn't work and asked you to deliver what you promised. 4) you say "we want to keep our equipment in good condition" and use a regular pool service--but you haven't kept it in good condition (the heater didn't work and you didn't know it) and regular maintenance is a  minimum standard of professionalism, not an above and beyond thing Now, I'm not saying they ARE reasonable or that you are the bad guy, but part of what set the stage for this is you not delivering the product you promised, then being irritated at the tenants for asking for what they were promised.Flip this around to their position for a second: they show up, there's noticeable damage that wasn't there before, lots of stuff they thought worked didn't, landlord argues about making it right and seems not to think it matters, contractors don't seem to respect them or their time (why do you believe the owner not them by the way?)

@Allen McGlashing you've gotten some sound experienced advice,, your rent collection and your tenants ability to pay are somewhat more of an irritation than a crisis..your letting him pay like this and your setting the bar at his level.

Irritating at the time, but really such a blessing. 

I'm not a smoker but I think of it as my neighbors asking me not to BBQ or something at night just cause they're sleeping with their windows open and the smoke from the grill irritates them lolIs hiring an attorney really going to be cheaper than closing your windows and cranking up the air?

They will just irritate you occasionally.

I often get irritated listening to the BP podcast and how they assume everyone investing is men.

Also the state inspector just left and signed off on the brand new electrical panel.Quite frankly I'm irritated.

And in the current state of the market in CA, overall,,, not being a large builder and able to fast track a project through ALLLLLLLLL THE RED TAPE (can you hear the irritation in my voice)... it will take you a long time and a lot of capital to even get started,,,, before even moving one cubic inch of dirt......!!

Irritating that the government forces people to keep the post office alive.They could ignore service for weeks before it finally gets returned.

I have been in real estate since I was 18... and depending on where your at in the cycle. its far more demanding than a day job... nights weekends etc etc.. tenants bring a whole nother level of irritation and frustrations..
