Is this my way out of a lease agreement??

Hey guys so I inherited my tenants and now one wants to bring in a roommate I vetted him and everything came back great. I was wondering with adding him can I change the current lease to a new one? Currently the lease is a 12 month lease I want to change that to a month to month lease also with $50 a month increase in rent. I just don't really like to be stuck with a fixed lease especially in my market that apartments are in high demand.

So Tenant wants to change lease... Good for you ... Good for him>>> let him know that with change his original lease will be voided once he signs a new lease, YOUR, new lease terms are month to month, acceptance of roommate and rent fee will be $$$.. if he agrees PERFECT... IF not he's where he is by himself till his original lease is over,, 

Obviously he'll take the deal.
