I too don't mean to rain on your parade, but I understand the feeling of picturing one thing only to have something the complete opposite be the end result.

If this deal were a dud and did not cash flow and would be just the same as buying something that doesn't bring in any money and does the opposite as a liability does then it would make no sense to buy it.

Usually quite the opposite happens, certainly you saw that in the most recent run-up as low interest rates subsidized significant price run-ups 

My results would be exactly the opposite.

I’ve considered entering some of these into our MLS with this language in the listing description also, so any agent thinking that they have a real listing will see it, but that goes back to your point of not spending any more time than necessary on them and I’m also not sure if that would be allowed with our MLS since it’s the opposite of a listing lol.

The few that are excellent on here probably are on that opposite side-- do 80% of the deals  yet I'd argue it's like 5% of them.
