Hi BiggerPockets community,I’m new to real estate investing and currently running a remote operation to help connect investors with distressed homeowners and foreclosed properties across various markets.

Would I go to the current owners bank to see if they would allow a subject to loan? 

Most negative comments come from competitors, those nitpicking minor issues, or people who haven’t worked with the company at all.

I am currently working on starting a youtube channel that will teach what I have learned in becoming a builder, along with following some of my builds start to finish.  

I would love a ideas on what you think might be best to do in the current market and may even be interested in partnering with someone if the numbers work for both parties.

As Vince said it is a quick guideline and won't work in most places with current interest rates and house prices. 

The area is way to pricey for my budget so I do all my investing in midwest markets (Memphis and Detroit mostly).

I currently own a townhouse (2400 sqft, 4bd, 3bth) in Edgewater, MD (Annapolis area) that I want to move out of and rent.

We complete renovated and turned into a successful operation with a current 11% rate cap. 

Recognize buying rent ready units have very thin margins and most properties purchased off the mls will have negative cash flow.
