Just because a real estate methodology, specialization, property type, etc. can be profitable doesn't mean it's right for you.I did meet two people, but only two people in my 45 years in real estate who were "right" for being a "bottom of the barrel housing provider" (slumlord).  

Would going to local real estate meet ups be the best way to find potential investors I could partner with?

From there it's running a schedule and taking responsibility for my actions.

I have a house three hours away and once a quarter I do the 3 hour drive, I'm there a couple hours, meet some good friends for lunch and drive back... it's a nice day!

I saw a post not long ago about a meet up in Shasta County not sure if they will be doing more but its a good place to start. 

We still do not have enough inventory to meet demand which is why we still have multiple offer situations in most parts of the metro arear. 

I think it is trash and assume the tenant doesn't want it, does not meet that legal requirement.

Or get work done with a good GC and pick off some subs you meet to do work direct for you.
