I don't recall ever allowing a co-signer, it always seemed just a licence to sue a 3rd party if things went bad, so I don't have actual experience with this.

You need a professional on your side, and with that comes their experience, familiarity with the real estate transaction process, their network/knowledge, licenced realtors act as fiduciaries etc One of many good reads pasted for reference https://www.biggerpockets.com/...

I even obtained a passing third party certified electrician report.If you or anyone here knows anyone from Oncor, they could help me by flipping the switch after THEY are allowed to come onto the property, check my electrical, and check my licenced electrician report.

You can now wholesale their property or list it for them.In my additional opinion, I think the licence provides some legitimacy.

He holds a master electrical licence , he is a business he can charge what ever he wants .  

My question is, shall I also pursue my real estate licence?
