Google "The Skinny" to get a monthly update on the local market.SFRs that need no work in good neighborhoods selling for over $200K don't make very much sense as rentals.

Missing this can cost you $10K+ in a skinny minute.  

And yes, that deal is very very skinny.

Hi Andrew,I like your wrap around porch, and as you wrote, it's a huge architectural feature on your front facade, so it needs the proper balastrade.A simple and inexpensive solution would be simple square 2"x 2" wood balusters, rather than the skinny aluminum versions, all around the porch. 

Remember they called you because you said in your card, letter or a childish yellow letter that you WANT their property - so are you REALLY READY to deal - to put yourself in a position to earn an equity profit.Do you understand the many ways to flip real estate - do you have a perfect assignment agreement, a skinny contract of sale offer, ll the paper work to make your deal work ?

I always anticipate a delay - I therefore build into my skinny contract of sale an extension - so that when and if I need it - I don't have to go negotiate with the seller for it.

It does not have the right to assign, no built-in extension - no delay settlement language - no investor disclosures - no meeting of the mind provision -etc.We use a one page contract of sale, called THE SKINNY - that has everything needed to control and roll real estate.

Good job being creative, but in my opinion, that deal is too skinny to make it worth your while.  

(Yes, the interest rate on the loan will be higher, but if the deal doesn't make sense with 10-year financing rates, it's probably too skinny of a deal to begin with.)
