We had hot tub issues over the 4th but nothing this crazy.....yet! 

I am thinking 8k for floors. 6k for siding replacement / frame/ termite repair, 2k for bathroom / shower/ tub refurbishing, 600 optional for 2 toilets installed, 2k for countertops + sink,  400 for light fixtures, then 4k optional for cabinets .

The tenant is an older veteran who is mild mannered and appears to have a lot of health complications.

My previous accountant had all of my paperwork since July of 2023, she had promised that it was not a problem to be filed by Oct.15th but she had some health issues and would not respond to my many calls, emails and texts.

Let's not go into how gross the hot tub was for just a few days (but we all know that's par for the course with a large group of adults & kids) and yes, I factor the extra for drain & fill although in this case, it needed even more cleaning.What I'm struggling with is what is the most professional way to reach out to the guest and to write my review?

In life we get caught off guard with Health issues, Death in the family, Loss of business or jobs (Unexpected pandemics!).

CO landlords can still evict for all of the common grounds for eviction: nonpayment of rent, violation of lease terms, damage to property, disturbing the peace, health and safety violations, illegal activities etc. and can also still evict if they plan to conduct repairs or renovations, property demo or conversion, move in to the unit themselves or have a family member move in, withdraw the property from the rental market, or if the tenant refuses to sign a new lease with reasonable terms.
