Every 5 years or so give the floors a light buff/sand and re clear coat.

If the plan isn't realistic  you are doing them a favor by gently (but firmly) moving them along to a place they CAN afford. 

At the other end you are expected to bring a double whipped cappuccino for each tenant when you visit and hold their hand offering gentle reassurances when you speak to them so they don't have a break down.It boils down to who is suppose to kiss who's a**.

I would also explain to him as gently as you can that fact that he is interested in hiring you for your experience in rehab and management, but the process needs to be smoother moving forward if you are to work together. 

Because gentle readers, a laundry vendor is a commercial tenant.
