The dust is finally settling on some things and I am returning to my normal routine. 

I'm always happy to help and willing to give a ride along for the adventures ones on my "normal day" routine lol. 

Regarding maintenance, lease only mentioned that tenants are responsible for the following:-All electrical systems and fixtures repairs when those are necessitated by the fault or negligence of the tenants-All doors, windows and frame repair -Protection against insect and pest-Structural repairs from tenants fault-Routine HVAC maintenance and repair-Lawn.

Develop an approach that works for you by incorporating several into your weekly routine.

I also have loan officers that routinely call to see what we are working on.

Shooting from the hip here, but condo fee (-$100), routine maintenance and capex (-$100 monthly), vacancy (-$50), taxes (-$100), insurance (-$40)... all of a sudden, your $1k rent is returning you like 600 a month, or +/-7k a year, or +/-5% returns.Oh, AND you can't afford to have a property manager, so you have to do all your own tenant placement and management!

Find one or two you like...and get in a routine of listening.

It's that you routinely refi properties as part of your business practice to purchase other properties. 

Although tenants will take care of the routine lawn mowing, they will not care for the landscaping adequately.
