It allows you to nest multiple deals under each contact, post pictures, assign tasks, set appointments, send marketing emails, etc. 

I had 2 tenants sign a lease/ rent when they still had a month left on their old apartments and they just took the hit because they wanted it.There are always people getting divorced, relocating or leaving the nest.

To get the squirrel out and keep it out they will need a pest person to check there is no nest and animal is out and a maintenance person to seal off the entry points.

While the operating mechanics might be different, it would give you something similar to the nested LLC I was suggesting earlier. 

For higher-end rentals I recommend Nest.  

My wife and i have been living in the UAE for a few years now so we have a decent little nest egg of savings.

The roof they probably thought was very secure because they paid off the mortgage a long time ago.So, what I'm saying is: you should be free to take any type of risk you feel comfortable with, but take that risk YOURSELF, not by messing with your parents nest-egg/future. 

Whatever you would normally pay for rent, put that away for 2 years and then after 2 years you have a nest egg for a downpayment for your next property.
