should i use all savings for first deposit?

My wife and i have been living in the UAE for a few years now so we have a decent little nest egg of savings. My wife has family in and around Birmingham in the UK and so i think that is a good place to start buying (my father in-law is a semi-retired handyman and is more than happy to help with renovations). Do we:

Use it all and put a large deposit down on an investment property?

Use it all as a 20% down on a bigger investment property?

Use part of it as a deposit and keep some for a safety net?

Or, put a deposit down on multiple properties?

Whatever you do always have a reserve. If you use all your nest egg unexpected repairs will put a hurt on you and create a lot of questions. The only way I wouldn't keep a reserve form the nest egg was if I had so much income that I could create a reserve within a month.
