People in Denver love outdoor space, and tend to have dogs -- so in that way I could outcompete a lot of MF operators flooding the market.

In between my agent and I would walk houses where human feces was smeared all over walls, flea infestations were so bad you had to spray yourself down in the front yard when you came out, and rugs with years of dog and cat urine baked into it.

I personally love rent to own because the landlording is not as extensive as normal rental property.

The problem you will run into if you want to do this through the HOA is that there will be a small yet vocal group of pet owners and animal lovers that insist that treating for mice is harmful to their pets or cruel to the mice. 

In my last property my tenant who had the sweetest dog but left puddles in a few areas.
