Without a tub you limit the buyers.What I'm not understanding from your post however is the dimensions of your bathroom.

Tenants only see the appearance factor, from my experience in the sub $1500 market, so, I dont overdo anything if it can be avoided.With countertops, I had some luck with cheap granite - found a guy who sold me for cheap but that was only because his wife didnt like the color he ordered and it was close to the dimensions I was looking for.

Did the appraisal get the right dimensions?

Basically, there are four dimensions that the window will need to comply with in order to meet egress window requirements.

A bedroom must be at least 70 square feet for one individual to occupy (one dimension must be a minimum of seven feet in direction). 

According to the 2008 New York City Building Code, which applies to most multi-family buildings constructed between 2008 and the present, a legal bedroom must generally meet these criteria: Have a minimum of 80 square feet and no dimension measuring less than 8 feet.
