We had someone deliver a 3 day pay or vacate, a 3 day comply with key/hardware, and a 3 day clean up or vacate.

Not necessarily because I agree with the rules, but because the headaches caused by not complying are more than I want to deal with.

This is a matter they would take very seriously and enforce them to comply. 

Its good form to assume any advice given on here may nto comply with your local laws until you check.

In Pennsylvania, Lender A will probably win AS LONG AS Lender A complied with all the laws (e.g. recorded the mortgage within the "grace" period).

My default is always to cooperate with the city on any issue, but in this case it's hard to tell if it will benefit you more to comply or to ignore.

Give her a written notice she is not complying with the lease and  if it’s not done in so many days you will be forced to call a landscaper to do it and you’ll take the bill right out of the security deposit till it’s gone .
