After bouncing your scenario by my dad, we both agreed our strategy would be to sell both of the properties and 1031 the equity into a fourplex.

We have a property manager lined up that we are bouncing any prospective properties off of, this is helping us avoid those properties that the wholesaler says "This is in a great neighborhood" but it's not in a great neighborhood.

Her first month's rent/security deposit check bounced.

So now I've got the whole bathroom gutted cause the cpvc ran under the subfloor, which btw is now sitting on the ground making an invitation to move right in and become my next tenants, but the living room now has a nice trampoline bounce effect when you jump on the floor cause all my joist supports either washed out or sank from under the house!

There are good investors here that you can bounce ideas off of or you can also find an investment knowledgeable agent to help you as well - just make sure they know investments, the area you are investing in, and will help you through the process. 

And when I hear don't bounce around, quite frankly (from someone who bounces around), you, specifically you, aren't going to know what you want to do or which path you want to take in REI until you start.
