I don't have that problem anymore but I learned that truth the hard way.If on the other hand, you don't thrive with details or managing people is not your cup of tea, then by all means find a good GC to work with.

I did not say cook them a meal and serve them tea (@Thomas S.. ) It very well may turn out you need to evict them for being jackasses, BUT that is a cost.

This is ordinary and you shouldn't charge for filling the holes.If the tenant puts up four lag bolts to mount a TV or installs six shelves in their bedroom to display their tea cup collection, that would NOT be ordinary wear-and-tear.CLICK HERE for a great guide with a lot of examples.I have a similar list that I provide tenants, along with instructions on how to clean and return the home.

So if your interested in a longer term realtionship with an owner and some monthly income it is possible but it is not my cup of tea but I do know some people that average $100 a month per door and handle 50 doors, and do some wholesaling too.

I will either be having a martini with blue cheese stuffed olives with lunch, or iced tea ;-)These are the lots my partner and I want, the value is there at full price, but if I can get them cheaper obviously it's better for my bottom line.
