Hey Everyone,I am under contract for a small self storage facility (36 Units).

(My total damages are around 10K) and I do not live in Colorado...What would you do if you were in my shoes? 

If a Cost Segregation Study had not been performed on this $3,000,000 RV & Boat Storage Building located in Fort Pierce, Florida that was purchased in 2020, it would have had first year depreciation of approximately $10,225.

I'm definitely the "play it safe" type, which is why the buy-and-hold strategy appeals to me, and because this is all new to me I want to "start off slow", but I am open to hearing thoughts on other options I could consider as well.Put simply, if you were in my shoes, what would you do with that capital and now with one property under your name (if buy-and-hold is the most appealing strategy to you)?

Or a short term rental fund in an overpriced community, a self storage fund in the backhills of pick a state, an ATM fund to invest in ATM's ?

First fund I have seen where people are experts in self storage, private credit and MHP.
