@karyn galindo I don't know of any books or courses offhand, but I do recall Matt Theriault did a very in depth interview with a successful note broker on his podcast "Epic Real Estate Investing".

I have an epic pass.

We just had a great year and 2023 is going to be epic for us, no victims here!

Consider turning the garage into an epic Star wars themed game room, or convert two of the kids rooms into elaborate themed Disney bunk beds.

The unit I bought only listed for about 10 days or less, and had 4 offers (3 at asking and one cash slightly lower than ask) I like the price I got on my unit becuase it should appreciate when Epic Universe opens, but still the next 6-12months will be tough for cash flow.

There is a reason for that....Also, talk of max out your everything, 401K, credit cards, Aunt Sallies borrowed funds etc etc, and go use that epic leverage to go do REI.

If tenants tear the place apart and in that area I have had some epic stories of tenant damage, floor joists busted and walls falling down epic. 

I can see the allure of a new build, but I’ve also seen new builds fail epically because of poor contracting management.
