You say  a”Wholesale brokerage”, I can’t imagine how deals would be structured in CA to be legal as “Wholesale deals”

As you can imagine the recent exits have lower average IRRs than the ones before, but did outperform proforma.We do have to agree with the comments on this string that our earlier exits did benefit from the 'all ships rising' effect.

I very well understand that the majority of people can't imagine this, but for instance during Covid many people I knew disagreed with the forced vaccines and such but were too scared to stand up for themselves.

This is still part of bigger pockets I imagine.

I imagine that the property tax rate can be calculated quite differently with residential rental properties.

Imagine the 2nd property is a 4plex, each unit can be rented $1500/unit of 75% =$1125 x 4 units =$4500 worth of income to offset your that 2nd property.

I can't imagine that the "deals" are on the market or even on wholesale since the owner doesn't want to sell.

It's a real problem and can only imagine the number of investors out there who are operating their businesses recklessly under the false beliefs of protections of an LLC created and stored away in file cabinet. 

I cannot imagine paying $40k in insurance every year, that's absurd!! 

If you did not deliver the proper Notice to the tenant, missed deadlines or tried something else that is not legal, your eviction case will be thrown out.A normal eviction for non-payment of rent should be settled in a month, I can only imagine that your property management company does not know how to follow the law - and I hate to say it, I know several, that do not even meet the necessary license requirements and therefore no surprise they don't know.
