Granted I am up so much in value the negative cash flow is noise but if I purchased this at today’s rates I would have significantly higher negative cash flow for a significantly longer time.

If you are zoned only for single-family, you would need a variance and it's very unlikely to be granted if it's not a mixed block.

@Grant Francke Here is what we recommend to our clients:For Landlords- Have two bank accounts one for receiving rent that is received from Buildium and another bank account for everything that is not received or paid via Buildium.- As Buildium has all the details of the tenant, there is no use duplicating it in QuickBooks.
