Living, but either way you could try speaking with existing owner/operators groups in the greater bay area, or even central coast, looking to expand their portfolios for a joint venture.  

As a newcomer to BiggerPockets Pro, I'm excited to expand my existing portfolio, which currently includes 7 properties/10 doors.I've decided to shift my focus to the Northwest Indiana market.

You might also want to consider expanding your search criteria a bit.

As you look to expand, you’ll find plenty of resources and advice here.

It is also my understanding that this would result in large tax returns (from depreciation offsetting my other active income) that I could use to continue to expand my portfolio. 

Then you can start expanding into bigger, better things.

I recommend finding a tax strategist who specializes in real estate taxation, financial planning and tax planning.You may want to consider working with your accountant remotely to expand your options.I would also recommend looking for a accountant willing to work with you throughout the year.
