By leasing out the detailing “bay” to a third party detailing business you are still a “passive” investor as you are not operating the detailing with employees.

Section 8 rentals are a huge opportunity in the area, and medical students/employees at the nearby hospitals are a great pool of potential tenants as well.

The perma-posters who contribute nothing actionable and want to get their name out on as many posts as they can.The DSCR lenders with many votes that are all from their employees or colleagues.

And renting to employees of one of the biggest employers in town didn't hurt with the government either.  

There are a number of property management specific companies that help people hire these employees.
