I jokingly asked the PM if she had a family large enough who would like both units so we could rent it as one unit as stay within the current codes, and no sh*t an hour later someone contacted her asking if they could rent both units.

I got it at Home depot and I think with the varying degrees of browns, tans, and greys in there, it should match a broad spectrum of furniture a tenant brings in.What do you guys think? 

Some short terms do great if it's in the right area of the city, Old Town Scottsdale, etc does really well, San Tan Valley not so much.We have also done well with furnished rentals in 30 days or longer buckets, the returns can be great.Happy to answer questions or be a resource for you.

It looks like someone has already tried to solve a problem in that exact spot.The concrete is new(er) white vs older tan from the curb back, but the blacktop looks undisturbed.If that space is driven over by vehicles, the weight could be crushing the sewer line and cracking it.Or for instance, if a phone company truck parked there during a repair.

I agree with @Bob Okenwa, the white subway tile with light tan or grey grout is timeless, classic look.  

Other areas that are very attractive to renters are Mesa, Chandler, Gilbert and potentially San Tan Valley, although that is a bit further out.

Just remember that if you formed a business entity or bought property in another state CALIFORNIA STILL wants their cut.Check with the Los Angeles Real Estate Investors Association, (LAREIA) run by Bill Tan and see who their members use.

Chandler is not an affordable housing area (compared to other cities around Chandler) - I would recommend purchasing in the far east valley like San Tan or even Florence, or the many cities on the west side.

Our siding contractor sent me this attached picture of the ongoing project and I noticed those little cracks on some siding boards(near the tan colored corner post).
