If you cannot, get the tenants a couple of window AC units at $500 each, and tell them the central AC is broken and it is not possible to repair it at this time.

I've refined and updated my buy box, currently SF detached houses built since year 2000, with 3 bedrooms, 2+ baths, central air, and 2 car garages, in areas with good schools, low crime and economic growth. 

The comps however all have central AC, whereas this property doesn't (has window units). 

On Zillow, the home is appraised for about $350K, however based on my conversations with the owner, there are a few pain points which I'm sure Zillow doesn't consider in its "Zestimate". 1) The home has no central A/C.

Hey @Cody Zucker,I manage STR's in Central FL.My fees range from 15%-25% for full service depending on expected revenue.I will say majority of owners that would qualify for a 25% management fee with me opt to self manage or go LTR due to the fact there isn't any cash flow.My average fee is 20% for full service.

I live in downtown and sold in the area for years so anything Central for me in the valley is ideal.
