That way they control when the call happens plus they are in charge but as you know the I will do it later bug populates many areas and then later turns into the forget it moth.Also with some people it took all the mental strength they had to dial that phone the first time, and they felt relieved when no one answered and the chances of them trying it twice is not very high.

My intent was just to convey that I think I understand the strengths and limitations of FB as a tool more than most, and people should make decisions whether they think the trade-offs between the strengths/limitations are worth the investment -- this is no different than telling someone about buy/flip VS buy/hold as an investment strategy.

I haven't seen it, if anything I've seen a lot of private lenders have a lower LTV (like 65%) than banks, but that doesn't mean it's not out there.When you deal with people instead of institutions, sometimes it's possible to negotiate a better deal due to the relative desires and negotiating strengths of the parties.
