Now, I would still say be strategic anytime you list it, but I wouldn't personally write off listing in winter and fall.

Strategizing to delay tax or refinancing is a way better strategy than too much focus on depreciation.But yes in a cheap area, the ratio between depreciation and appreciation is normalized where it makes sense to keep the house for long.
