Direct mail is REALLY good... word of advice though.. everyone starts with the absentee owners list from listsource... that demographic is saturated.. dig deep.. target leads that require work.. that 9 out of 10 other wholesalers aren't doing.. thats what im in the process of doing now... and i've seen how it worked out from the results from my last mailer.

Don't give up a 4 plex,improve the situation.Improve the property and get better tenants for higher rents.Work the problem,you will regret giving someone else your profits after you sell it.Agents will tell you anything to get you to sell and give them fat commission checks so get honest opinions from people who get no profits from your property.

Typical Milwaukee 4plex mechanicals, furnaces and water heaters centrally located in the basement.I would not be doing them myself, those days are behind this fat old Sicilian ... ;-)

Very saturated and cash investors are paying 20-25% above market value for homes that need work.

When that model becomes over saturated, switch models again.  

If you choose sugary, fatty junk food, you're gonna get fat, but we never blame the store for fat people.

When the economy slows so will the vacation rental market especially in VR saturated markets like PCB.

Not over saturated like Portland Oregon.

With whatever your high salary is, that 401K will be nice and fat in 8 years and will only compliment your other investments.

There will be double the closing costs, but if your margin is fat that won't matter much.
