I don't let it influence my buying decisions to any extent.

If you believe that the sales price of new items influences the sales price of used items you arrive at the following conclusion. 

Are there any creative ways to come up with the down payment besides cash, or borrowing from sphere of influence?

I do have the dividends still coming in many of my stocks, but I am thankful I have worked for many years to establish stability in real estate where outside influences do not make me crumble!

You have NO influence on the price of a stock you invest in.

If you don't have a good system to track the leads, don't waste your money on the leads, and instead, start by investing in a contact management program you can use for everyone you meet, be it at an open house, online, or your sphere of influence.
