NNN leases are the gold standard in commercial real estate but there are a few problems 1) the cap rate will usually be low and so your return isn't going to be very high (usually) and 2) you usually only get NNN on stand alone or larger commercial properties, which are very capital intensive.

Screening must be thoroughly followed to get what basically are the best of the worst.Bottom line is , more intensive management, lower standards (tenant and landlord) more damage, arrogant entitlement attitude, collection issues and vacancies.Set your business model accordingly and money can defiantly be made but you must set lower standards for your tenants and yourself.
