Glad to be joining the Bigger Pockets family after listening to the BP podcast. Great job guys, love the podcast.

I am new to real estate investing, but have been intensely educating myself through reading, podcasts, and classes over the past 6 months. I am finally at a point where I am ready to look for my first deal, and would like to start with a 2-4 unit residential income property in key areas of the Los Angeles and San Diego areas. I have a full time job as a physician and researcher, and am looking for long term investments for cashflow and passive income.

I've been trying to learn about deal analysis, and have been finding it difficult to locate deals that adhere to the 2% and 50% rules in Los Angeles. I'll do some homework on this site, but any links would be greatly appreciated.
