First of all thank you everyone for this site, stumbled upon it a few days ago and have learned a lot.My situation is I inherited (unexpectedly) a MHP in Northwest Indiana that is on 20 acres, 10 of which has 50 pads, a state of the art septic system capable of handling over 250 homes, well water, paved streets and a manager who can do almost anything.

The art of this business, is what can you do with the 50% that don't workout normal; BK, Foreclosure, Short Sales, REOs, etc.   

In the SE this is not the case unless you are very very good at tenant selection, which is more art than recipe.

Ah, marketing, the art of deception!

I come from an Art background, graduated from Columbia College Chicago with BFA in Graphic Design.

I hope to learn the art of investing in this forum.

And the salesman read my thoughts through my eyes and gently reminded me that this piece of functional art represented 18 months of a man's life, hand tying every knot. 

I want to meet someone in my area that is already a successful Real Estate investor and have mastered the art of wholesale to shadow and learn from them in return for 50-100% profit from the deal.

@Art Maydan  Thats a TRUE story, He took a week off over christmas/new years and was laid off on Jan 2nd. 

I'm out of Richburg,SC and Have been an enthusiast but not a practitioner of the art of REI.
